Ngimanene na Muchere

Elder Lister
Leo nilikuwa nimengethia pale Thika Road NYS nione kama nitaangukia 2 mbirrions za leo, hatukufi roho. Halafu baada ya kungethia for some time nikapitia pale Garden City nikakuta maduka zinafunga kufunga ta gathia. Very many shops closed and are closing huko banae. Na ile ilikuwa inafaa kuwa hujuma centre, serikali bado huilipia rent hapo kwa mall na hawajawahi ingia?

Si kama rent imekushinda you move out, hio ndio bottom line ya T&C
What you could be seeing and confusing you,@Ngimanene na Muchere, are fixtures. Most likely Huduma has vacated and moved out all their movables after giving notice as per their contract with Land Lords but those things fixed on the walls eg signage are still there.
By law you don’t remove fixtures as opposed to movables.

Wait, the law bars you from removing signage of your business after you have terminated the lease/rent contract/agreement?

Perhaps you should explain the finer points on that law.

Of importance is to distinguish between Fixtures and Fittings. Any chattel attached to the floor or walls become part of the building and may not be removed when contract expires. It passes with the land to the next tenant. This is especially so if to remove it would cause damage to the structure of a building. You do not remove pipes, cables, aerials etc when you move out, for instance.
I hazard a guess that it differs from one jurisdiction to another. Have a look here how it works over here:

That is not explained in your explanation...

Surely @It's Me Scumbag, you must have seen buildings still donning signage of prior occupiers. I didn’t mean to say that it is the general rule but it happens because such are bolted and attached to the walls. Since if you remove such you would have to do loads of repair work, folks leave it there for the next tenant to take care of.
And by the way and for clarification sake, I had not said that you must leave signage on. Reread my piece please.
