I am not a Futurama fan .
Fellow Listers , which parcels of land attract land rates . I am confused after a friend told me ako na plot Katani and Machakos wanadai haki yao kabla ya ku approve plans .
Kama ni leasehold unalipa rent and rates, rent to the ministry of land because you are leasing it from them and rent to your kanjo for the services rendered to the landlordFellow Listers , which parcels of land attract land rates . kama alinunua hizi za kukatwa into quarters and eighths, mother title might be freehold, lakini after hiyo process ya allotment..... till title kutoka huwa leaseholdThats not how it works. If your paperwork says you have freehold ya 99 years, just check when the original title deed was issued and start counting from there. You're probably still within the 99 year period and will be there for a while. If the area you live in is developing very fast, it will probably change to leased status after the 99 years, but for the most part, govt doesn't pay attention to old titles unless there's a change of ownership or something like that.
If it's freehold, it'll stay that way till something major happens AFTER the period indicated hata on the title deed.
Katani if I'm not wrong falls under mavoko, most if not all of the land in mavoko falls under lease and you need to pay the land rates.Does this mean Katani plots ni lease not freehold ?
Yes , Katani iko Mavoko .Katani if I'm not wrong falls under mavoko, most if not all of the land in mavoko falls under lease and you need to pay the land rates.
Hapa itabidii umelipia Land Rates, uko title inaeza kuwa free hold lakini Rates utalipia. Kuna mchezo ilifanywa kwa mashamba za iyo area.
not really nowadays it depends on the area, as long as your area has been Gazetted as urban , you'll pay rates, even in rural areas hata kama title in freehold.Freehold means absolute ownership for ever and ever. This can only change if the government acquires your land. On the other hand leasehold is time limited, just like you can lease a car for a day or a week. It attracts charges from the government i.e rent by national level and rates by county.
confirm if that area has been Gazetted as urban, you pay early, otherwise you'll find huge arrears and penaltiesLet me confirm with Him, imenishtua since we bought some chunk of land pale Mananja - Machakos County and it was Freehold but naogopa inaweza kuwa kama hiyo yake ya Katani

Leasehold attract land rents and land rates while absolute/freehold attract land rates only.
