Changes in price are not solely dictated by the landlord's greed or lack of it. Market forces are mightier than individual landlord's. If you overprice your apartment, watu watahama. They are not fools. If you underprice, you are the fool.

That is true, just that some people are empathetic and philanthropic enough especially towards good and long-term tenants.

Tenants, like any other business customers need to be treated with dignity and given value for their money. Good marketing is meeting your customer expectations better than your competitors while making a good return on your investment.

Landlords have some of the worst kind of inventory. When a room is unoccupied for a month, that money is lost forever. There are very many landlords with 50% unsold inventory. At the other end of spectrum are underpriced houses like those legendary low cost county houses.

I think that's something many tenants overlook in branding landlords as greedy. Same reason that air tickets are highly discounted at the very last moments before a flight departs with empty seats.

Running rental units is just like running any other business. Hire the best people you can get if you are not an expert in managing them. Bad debts leech businesses a lot of money. Tenants are notorious for building personal relationships with landlords and then exploiting those relationships to avoid or delay payments.

Unfortunately, a landlord does not have the skills or time to determine creditworthiness of a client. That's why there is a strict one measure fits all policy of rent payment in advance.

Thats how low rent should be.
 
Some tenant can be very malicious when leaving....they make sure they damage the house for value more then the deposit amount paid. i.e to prepare the house for the next tenant consumes all the deposit + more. Mimi nisha peleka mmoja polisi

Did you have an argument with that one? How did it go? Did you find out why they did that?
 
We are all products of our environment. Some landlords have been made heartless by some tennats that exploited them previously hence a blanket no noncense attitude to every tenant. You will treat some people with kindness and respect and they mistake it for you bsing soft. Before you know it a tenant has made paying you rent not a priority because of their assumption of you being "nice". This is what makes some landlords generally very bitter people. This applies to every business dealing, once people perceive you as harmless they will drag you down to poverty.
