Doesn't make sense, what warrants the developer to ask for 24m. I do not see anything that suggests this house is worth that amount.
Land at most 2m
Build and finish at most 5m on the higher side judging by the looks.
Service charge 18k!
 
Coming to think of it, what stops me from coming together with like 50 other guys, pool resources and build our own controlled environment? Sisi ndio owners and tenants, then hizo services za kando kama taka taka, swimming pool na general usafi tunalipia like 5k a month.

Technically nothing much but you'll be frustrated to pay ,it depends also on the estate. For example, no one will pick your garbage, you open the gate yourself even at night, the security fellow won't bother , in some extreme cases, they dump extra garbage on your gate or block your sewerage line.
But all these is usually illegal, but you pay for the sake of harmony in the community and avoid unnecessary frustrations even to your larger family

Actually I'd love this. Kufanya vitu kama dumping your own rubbish ought to be by the self. In civilized worlds, unaona cucu na mzee wake doing it together coz they have acknowledged for decades that it's their responsibility.
