Putting up a modest pigsty at the farm

Senators, I want to put up a modest house in the shamba in the next 2 months or so.
Am thinking of a 3 bedroom house of about 100sq meters.
What are the indicative costs to get the basic structure up, walls, roofing, windows, milango
eg Ndarugu pcs, cxz za mchanga, kokoto, bags of cement, r12....

Guys I think I left out the part where my budget is pretty tight.... And I got the design I like from the net, complete plans including roofing plans.
But how much would it cost to get the estimates if I have the design?

Same thing with costing, kaa chini na an experienced hand, get quantities from the design, then piga mguu in your area to get prices.

Good advice, coz am planning to get all the materials in place then import a fundi and his KYMs from Tz wasimamishe main structure in few weeks, organize for basic finishes of the master bedroom, sitting na jikoni then do finer finishes later
 
Building has too many variables. We can't really give you an accurate figure, even a QS won't be 100% accurate, but I can tell you this.
1). 250sqm for a 3br is very very VERY big. Look at it this way. An average bedroom is roughly 12sqm. Your house is like 20 of them.
2) The ground determines the costs coz of the foundation requirements. You may put 3 courses below the soil or you may put 7, or even 10. Mambo kwa ground determines costs a lot. It is not a wonder to find someone has spent 1m and the house isn't yet at ground level.
3). The locality has its dynamics. There is a very silly group of Kenyans called Mungiki. They insist they must dig the trenches. If you aren't hard with them, they can be exorbitant and charge even 250 Bob per foot of trenching. They also insists to offload all the mchanga that is brought to your site. If you don't cooperate your fundis are attacked and/ or site vandalized. And those TZ fundis will be harassed till they shit on their pants. Involve locals for your peace of mind.
4). The governments is another shitty thing. Building approvals,NEMA, kanjo, NCAcan take a substantial share of the costs.
5). If possible, get a contractor to do the work for you. Someone experienced in the field. Atakupea estimates and you agree on what to pay in phases. S/he will handle the fundis, source materials, plan schedules, supervise and control quality. The little the contractor will steal in materials is outweighed by your peace of mind.

That said, there are reliable estimates for guidance only. Work with 20k per Sqm, thus your hour could cost up to 5m with basic finishes. And since finishing almost takes half of the cost, 2.5m will put up the basic structure.
