I posted kule National assembly of some prime property (title in my name) I am willing to put up as collateral for a bank loan. Its on Waiyaki way situated near a golf course. Elders advised, jokers joked. The problem is my source of income won't convince bankers that I can repay the loan. You see, the plan is to not repay the loan and have the land auctioned. I need cash. Quick cash.Regrets later. Since if I was to be given a loan, it would be at 80% its value, I am thinking if anyone here is willing to give me the 80%, why not? I know that land prices are speculative, but I am very patient to let you do all your background checks, look for the prevailing market price then we bargain from there. If satisfied, ITS A DEAL!!

Avoid joint ventures like a plague. Cash only mmalizane na buyer and go different ways. A joint venture might see you lose your land in exchange for a useless contract. Developers appoached them and they fucked up bigtime by taking the joint venture instead of the money. Once they signed the contract, developer hakuwa na pesa, na hiyo time shamba wamesha-sign contract. Sasa ni wangoje developer auze apartments offplan, then atumie pesa ya initial clients kuanza mjengo. Big mess and legal issues followed. Na lawyers can be easily compromised. Kama wangesema cash only wangekuwa na land yao juu developer angehepa juu hakuwa na pesa, ama wangekuwa na pesa yao juu developer angekopa awalipe. Hii ni Kenya my friend. You don't go partnering with white collar criminals. By the way huyo jamaa amerecommend JV is likely in the construction industry so he will just get his cut and throw you to the wolves. After all, haja yako unasema ni urgent cash and a JV won't solve that problem. It will make it worse leaving you at the mercy of that developer. Cash only....

Why not approach an auctioneer and throw them a big bone? Eliminate the bank from that process. Auctioneers usually have a long list of very wealthy people looking for deals. The buyer doesn't really care kama anabuy from mtu direct ama from mtu+bank. Ita auctioneer umpee hiyo shamba na 80% of its market value. Anything above ni yake. Utauza haraka sana. That's what I would do if I was in your position. Unlike regular land dealers who sell to the hoi polloi, auctioneers deal with tycoons. Tycoons only buy "deals" meaning below market value. Since you are willing to take a 20% haircut, using an auctioneer can work.
