No kids, no dependents. Net amount.

How would you ensure that by 40 you've used the money to properly set yourself up?

First things first, do not live it up. Stay calm
As much as people think of investing, this would be the order, find a home, eliminate rent.
Alternatively invest in rental property even if you continue renting.
Have a saving plan, 30% of your monthly income goes straight to the bank, for your future. Hakuna mambo ya Yolo, that phrase has been misused.

Look for an area where the average rent is about 25 to 30k. Buy land there and build apartments, the more luxurious the better. You should be able to hit above 600K pm in rental income easily.

I would invest kabisa in businesses baadae labda rental ukifika 45 hapo
Put all your savings in high interest earning plans like the government bonds for the short term. I promise you that this is as liquid as cash. Scout for assets going for a song. If you have a luxury of living in Nairobi, visit those auction houses, talk to land brokers, read Monday and Tuesday newspapers. You will surely get a bargain. Buy low and sell high.

Its hard work but I have done it once. I hope to repeat. Problem is following up for those that are foreign based.
