I have been doing my research and I have noted that houses along Mombasa Rd are significantly cheaper than those along Thika Rd, specifically houses in gated estates. Why is this?? A 4 bedroom+dsq along Thika Rd will sell at a 3 million plus premium over a similar house along Mombasa Rd, about the same distance from CBD.

Land is expensive along thika rd, as it's deemed to be agricultural land, versus land along Mombasa rd, which is deemed arid.
Check in terms of land prices per acre in the two locations.

Thika road mostly ni juu ya the superhighway.not so long ago ulikua unaitiwa plot kamakis na 200k saa i ni 3 m n above hapo close na main
