1. Setback, Nairobi requires a setback of 6m from the plot boundary on the frontage
2. Not enough parking, you require 1.5 parking spots per 2 bedroom unit in your development.

I am not an architect but thinking of how you attract and keep your potential clients.

Instead of opting to cram tenants into a pigsty to make quick rental cash, I would invest in a building where tenants do not want to leave and afraid to be kicked out because they like the place a lot.

I would invest in installing as many water tanks as possible permitted on the roofing structure. Construct underground water tanks for harvesting water, give the tenants more square footage in the common areas more than their neighbouring buildings, make sure the sewage piping infrastructure works.
Also, provide very secure perimeter fencing and security lighting coverage through out the compound.. If you can get away with it at the beginning, based on your project capital, undercut your competitors by charging at least Kshs. 500 a month less than other landlords in your area. You will recoup most of it back in the long term. Do everything possible in advance to have new tenants choose your building and stay long term.
