we need building regulations in Kenya. most countries have standardized their bare minimum house sizes, kama ni 2 bedroom or 1 1 bed or whatever kuna bare minimum with facilities but in ke, everything goes.

Does it make financial sense to build on that thin strip. What's the return on investment per square meter? Saa zingine watu hawafikiriagi!

Methinks the building owner is a forward looking niga. He must have seen the road building projects the government was undertaking and hedged on the fact that sitting in at junction,his plot would be worth mirrions when the government came calling to expand the road...

am sure there are regulations, but ukiwa na pesa, you can do anything.
(same with subdividing plots and giving space for amenities)

ROI is an objective measure of profitability. This ratio is used to compare projects so that an investor can choose the most profitable one. But we could go a little further.

Let's frame the discussion we are having as a question. Does it make economic sense (ROI) to build on such wedge shapped land? What's the ROI for these building compared to the buildings of similar quality and size in the same neighbourhood? Supposing the rent in that area is 35,000 for a two bedroom house with an area of 60 sqm. Would the apartments on the edges have the same rent per sqm? Do they have the same utility? Doesn't that change the ROI for the whole building?

Good sir, you're making a lot of assumption... Fastafo, 1/2bh to get the area of the house (explain to @Meria akifika na umuongezee sin achanganyikiwe kabisa ama √[s(s-a)(s-b)(s-c)] aruke hakiri ) compared to a square/rectangular house with fewer 2br, while this can be a mix of 2, 1br with corner bedsitters that can be more than the larger 2br....which would give a higher yield?
