Not necessarily..... kuna ziko uko mbele side ya light industries they are squeezed na price range nikuanzia 4.5m kuenda juu... richland pointe yenye iko pale kamiti pia izo ni ndogo with basic finishes and the starting price ni 6.5m. Compared to the competition they are reasonably priced.
Surprisingly unity homes which is next to gowdowns have decent sales.

Am asking why the continuous drop in price from 9m to 5m

I don't know the story behind them. But I know the place, just before Nova Pioneer School have always wondered why they put them smack in the middle of nowhere and they do not seem to aggressively market them.

Probably because of comptetion from unity home..... but in few yrs izo hazitakua zikinunulika.The rate at which that place is coming up is crazy. Juzi nilikua kijani ridge zili nyumba zinajengwa uko wacha tu.

The exterior is ok but the interior is nothing to write home about... they are Chinese built .

Real estate ni kama huwa na dumba ,kuna apartments I'm involved in uthiru zilinunuliwa zote even before developer cast the roof slab, zingine zimeuzwa kitu 30%, same area, same type of houses,same price range

Za garden city most of them are sold but some owners bought them and abandoned them. I know someone who owns 3 apartments and 2 villas he rents them out as furnished apartments.
As we speak kuna Zingine wameanza kujenga juzi next the office block. I bdrs are already sold out.

Not sure but the land is 3000 acres plus you can imagine the road network need to serve that area. They are currently building in stages it will take a while.

Back in 2015 apo kamiti corner 50 × 100 was retailing for 4.5 -5 saa hii zinachezea 6 -7 na ni uko ndani kitu 700m from the junction. Apo mbele saa hii kununua ni tricky.
